What is involved in selling your house and likely fees

Introduction

Our Legal Fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Legal fees

Legal Fees are the amount you will be required to pay for all of the work performed by us in actioning your instructions, from commencement of your case to conclusion

Freehold sale

Our average standard legal fee for a residential freehold property sale is from £795.00 - £1,295.00 plus VAT (£954.00 - £1,554.00 Inc. VAT) for properties up to the value of 1.1 million. Please see our fee scale below.

Leasehold sale

Our average standard legal fee for a residential leasehold property sale is from £958.00- £1,395.00 plus VAT (£1,074.00 - £1,674.00 Inc. VAT) for properties up to the value of 1.1 million. Please see our fee scale below.

Included in our standard service

  • The value of the property, location and any complexities of the sale will dictate the final fee charged within this range. 

  • For electronic money transfers we will charge the sum of £12.50 for any transactions up to £200k and £25.00 for any over. Below, we detail what services are covered in our standard fee.

  • VAT will be payable on our fees and some disbursements, and we will clearly confirm which disbursements carry VAT in our formal quotation or as we      advise you to incur them. If at any stage our fees change, we will notify you and discuss the reason for any changes. This would typically occur if you change your instructions or your case involves an unforeseen complexity.

Our standard fee assumptions

  1. The transaction is concluded in a timely manner and no unforeseen complications  arise.

  2. All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation.

  3. For Leasehold matters this is the assignment of an existing lease and is not the grant of a new lease.

  4. No indemnity policies are required. Additional disbursements may apply if      indemnity policies are required.

Disbursements on a property sale

The following disbursements and other costs may apply in your matter. 

 

  • Mortgage legal fees on redemption £150.00 plus VAT (£180.00 Inc. VAT) 

  • Land Registry Priority Search fees (per title) £3.00

  • Land Registry Office Copy and Title Plan (per Title) £3.00
